One of the higher end areas in Prince George's County, MD. Usually stick to ARVs of 300k or less. This one listed for $407k now. Hopeful to get something close to that.

Numbers:

Buy: 232,000

Rehab: 82,000

Sell (expected): 390,000 net

@Nicole A. sure it's Sherwin Williams- color 'Passive'. Love the color myself. Got the idea from an investor who does condo conversions in DC. Been using it for the past 2 years.

@Scott E. 2400sqft house, basement was replaced down to the cinderblock, all new windows and HVAC. In a house that size with a full remodel and comparable finishes I'd be surprised if anyone would be able to rehab it for much less. You could prob knock 10k off if you didn't use GC and handled it yourself.

@Naim Rahman yup- I design the houses myself along with the GC who actually has a really good sense of design and has good taste in the finishing materials he picks out as well. We've done enough houses where he knows the quality of finishes I use but he usually makes the final decision on tile, flooring, light fixtures within the general color schemes he knows that like.
