I would do that before I would spend countless hours hunting around on the internet trying to learn you don't know the validity of those on the internet anymore than you do the guru's they could be one in the same.But like on said most of the info is in the written material and CDs jump on one of those on line buying sites like e bay or amazon and buy a used Carleton sheets course.. a used Montalongo course or any other guru you can think of.. probably get the whole thing for 50 bucks plus shipping then read all that info... if your worried about spending too much.Also sign up and get a RE license if you really want to learn and get into the industry.

I have heard countless people say things like this before and the bank forecloses or they lose their shirt, etc.They say they want to honor the mortgage commitment to the bank but the property being that much underwater and damaged sometimes it makes sense to walk away.What if someone gets hurt or killed on that property and they get sued as the owners to add insult to injury??

Lots of good info and insight here.My experience with distressed sellers is that they are best dealt with "in the moment" as there are countless things that can happen between your contact and meeting to interfere and thwart any efforts, including competiting buyers, solution choices and change of emotional state of the seller.
