I think it will be a great place to invest if you can find a good deal.I recommend you just load up the BP podcasts and listen to them every time you commute around the city.

Why add the expense of long distance investing to get less profits per dollar?

There are also some great podcasts, which make good use of commute/lawnmowing time :-).

I am now a huge fan and listen to the podcasts everyday on my commute to work.Less than a month after I purchased the house I received a call from the code enforcement officer.

We are in a great location because we have good markets for flipping as well as other markets for cashflowing rentals all within a short driving distance. 

I feel like a little kid in the REI back seat... driving long distance to Fayetteville...

It's hard enough to hold a job and take care of all the things in life but trying to manage a rental long distance with experience is hard enough without adding a lack of experience to it.

My family is in Vermont, so the goal is at least 45 minutes to 3 hours distance from their location.  

I have/do rent to two tenants who have had criminal backgrounds.First tenant was in a transition program for an extensive period of time (years); had a job working in maintenance at a local hotel which he faithfully rode his bike to (a distance of a good number of miles) because, of course, he was not allowed a car.
