If you can't get sewer, then your alternative is onsite septic, if soil is suitable, then your buildable area shrinks dramatically due to drain field and reserve areas for each home.

Hey @Kyler J Sloan this is really a question you should field to your CPA.

I believe that the best way for me to grow in this field is by connecting with both experienced real estate investors and fellow newcomers.

If I can make more money per hour in my career job and use that money to hire someone with the expertise and the right tools, it will cost less money and less time, and I would be at less risk of injuring myself.

Being in the beginning stages of my investing career this helps.  

I realized after my post that she left the drivers license # field empty and when asked to supply a photo ID so we can verify spelling of name for the credit check rerun etc.. and get license # from her as well.. he took all day to respond and left message said she found another place and no longer interested..
