We use the same flooring wherever we can, same roofing, same windows, same fixtures, etc.

We're a property management company based here in Sarasota - if you'd like to sit down over a cup of coffee, we're always looking for new investors to interact with. 

It's a small bathroom, I just need some new fixtures put in.

Some times seeing both sides of the equation, helps us both to find the answer to the problem.Just my to cents for the day and only one cup of coffee so far...Alex

Also take pictures of all the light fixtures, electrical panel, the furnace/AC (mechanicals).  

Other than parts of Boyle heights, I have not looked into these areas very closely since they're not my cup of tea. 

We then become their "lender" for a few years while they continue to improve their credit and financial picture.That said, here is what I find when I take back the home ( read: evict and/or they move out before the lease is up): new 50-60 inch flat screen TV boxes in the garage, DirecTV set tops in all bedrooms ( that they do not live up to the original agreement with DirecTV and return the rented boxes), all of our original lightbulbs replaced with odd, irregular, different color bulbs in most of the lamp sockets ( a 5 socket light fixture that we installed with the correct bulbs will have 3 bulbs at most- none matching - why?!!)

I have been in many homes where some of the other signs ( smell of rotting eggs, corrosive bath fixtures, corrosive AC )  do not exist.

This probably isn't newer construction (post 1995), so my experience leads me to believe that a $15k rehab is probably not realistic OR that more work is required than proposed in order to get the $120k ARV.If it's the Castleton house, I think you've left off money for updating the landscaping, updating light fixtures, redoing the basement, kitchen appliances, etc.  

In my area, owners are upgrading fixtures and appliances to justify higher rent.
