The picture becomes more clear and your REI team grows as you move through the process.I prefer apartments due to the professional vendor support, among other reasons, but all the classes you mentioned are great and there are strategies, markets and investors that are suited for each.

Once I find the property that is in the civil suit, I locate the property owner by searching for the person who pays taxes on the property. 

@Tracey Kanowsky  So you're saying at official address on his website (10760 4th Street, Suite 200 Rancho Cucamonga, CA), some other business occupies the space?

All the other "glad handing", convincing, selling, or as we used to say in Brooklyn where I grew up "********ting", will just present you as another "empty suit" salesman.  

They rarely cash flow positive without a secondary suite. 

If I understand your question correctly, you are worried about receiving all the applications and running all of them first and then selecting the one that best suits you.

However, I think you have good chance to win if you bring up a suit in a small claim court.

I feel that I am adequately competent at analyzing properties for a wholesale deal that results in a rehab flip but much less competent at understanding how to properly  analyze deals that are more suited for the buy and hold investor.  

My offer on a single family home with a legal secondary suite was accepted and now we are just going through the process of removing conditions.
