(On that subject I'd like to commend podcast for having kid friendly content as my son is usually riding with me, and I never fear him hearing something inappropriate or psychologically damaging.)In summary, you guys have fantastic content YouTube, Website, Forum, Podcast and I'm appreciative for the many contributors as well as an opportunity to come and share.

If you’re able to find a mentor or seasoned investor that will take you along for the ride and let you invest your cash alongside them too, the return on your time with the knowledge you gain will exponentially exceed your financial gain from the deal.

The commute is also an issue I totally agree the closer the better that’s why I also looking into the idea of living close to the commuter rail it’s still a good 45min ride but at least it’s consistent and you can get work done while traveling.

The negative being that if you don't get everything right when purchasing, you could be in a for a bumpy ride should you have any combination of situations happen at once (major repairs  needed, periods of vacancy, etc).
