Passive investing should just be at the buying govt debt, private/public equity level.The real focus should be active investing, and how you can learn to manage teams to create it for you.

Perform the same task in each app to ensure a fair comparison.Load a property with pictures and details.Market that property.See what your marketing looks like from the public's perspective.Submit a fake application to see how easy the process is.Run a credit/screening report on yourself.Enter a maintenance request, assign a vendor, and attach a fake invoice.Enter charges to the tenant's ledger.Enter recurring charges and automatic late fees.Sign documents electronically.Run owner reports.After testing a few apps, one should clearly stand out.

That's why so many REALTORS will share it via a DM instead of posting it publicly.

Public utility taps (public water and sewer taps) or on-site utilities (well water and septic system).

Sell the property to an LLC with two partners (one of them being my own)Buy the property with an NV or NM LLC (partners are not public information).

Online communities might be a starting point to find leads, but sellers may not share specifics publicly.
