Do any investors that also have their licence have any advise in regards to what to look for? 

As far as plumbing im guessing i need to get a plumbers licence to do plumbing also electrician.

@sam hadad, it is very difficult to acquire property through a Realtor unless you want to pay full retail retail price, that's why so many Investors have their own realtor licences or have that level of control.

I am trying to set up a property management LLC and operate under my sponsored broker. but I am not sure if the LLC i owned need to be licenced. 

I'm in Ohio, does anyone know, is there any way to get my real estate licence here without putting in the time, working under an existing realtor.

I recently got my real estate licence and became a realtor because I thought that was going to be easier to do my first deal when I had access to the MLS but now I realized that my big obstacle is doubt and indecision and I have to overcome that.

Do you think you can explain a little more on what you mean about being held as a real estate professional in the eyes of the law and also you mention about getting your real estate licence so you can look at properties freely, what do you mean by that?

I now heard I may need a landlord licence and landlord insurance.

I am currently licenced as an agent but am new to it and am looking to partner with a Broker that could use an agent in the field looking for properties for their investors as well as the normal assisting clients in buying and selling homes.I am also looking for other contacts in the area.

I wouldnt say that you buy houses cash unless you are buying houses with cash.I would also be careful how its worded as to not have people assume you are a licenced agent or broker.
