That would have been fine, but just doing that wouldn't have worked, according to 2 lenders I talked to, to justify increase in purchase price.I considered doing a very minor amount of work- just painting the house, putting new floor in kitchen or swapping out existing countertop for cheap granite- something like that.

It was pretty rough, but we were able to to all the renovations plus furnishing and adding a raised deck to capture a sea view for about $30k mostly doing it ourselves over a nine-month period.

We also closed on a primary home in Burbank, California which will be a live-in-flip that we plan on adding 700 square feet to to increase the value from 800k to 1.1m.
