Todd Michaels Getting off an FHA loan on an investment property condo with 8.5% in reserve

There is about 10% equity in the FHA backed loan on the condo, and we had planned to pay off another 10% of the loan value to get to 20% equity for the refinance.Now, to buy a new place we plan to use FHA as 5% down for a multi-unit would be no problem with our cash savings, but 20% down for a conventional loan isn't happening with our wedding 5 months away, and the honey moon after.

The two REIAs I've been going to when possible are the MAREIA (www. mareia.com) and the MeetUp that happens in Columbia on the 2nd Weds of the month (Ned Carey has the direct links to that site maybe he can post them (that's how I got hooked up with it) .There is the Baltimore REIA that meets in Towson or Timonium - that comes highly recommended.

hello well we are in need of some help/advice. we are newly wed and have three kids and two dogs. we have a steady income that is comfortable (military which means STABLE). we have been living in the same place for four years. but now we need to move but a 6 1/2 year old eviction is keeping us from finding a landlord who will rent to us, is any one out there who can help?

There is a local program going on that will provide 15k down payment, and can be used in conjunction with a 203k rehab loan, and can be used on a 4plex.I will be in town on wed and thurs, maybe we can meet up, because of the distressed state of 4plex properties, I have expanded my search to a property with over twenty units.
