I believe they had to do something in the backend that required manual configuration during business hours.

I have 70 shipping containers in a variety of door configurations that I use in addition to my standard self storage building.

It's true you can configure 4 in CA, OR,  FL and many others, often you have to go two story to fit the lot size and set backs.

I think your plan.I’d suggest going for a slightly smaller bedroom configuration.

In my town (New Orleans) property lots are narrow 30-50ft wide, which can make a side by side house have very narrow configuration (we have tons of "shotgun" side by side houses here, where each side is 12-14ft wide).I have house hacked a up/down duplex (my first house) that I still own.I believe that noise is less of an issue with an up/down duplex, than a side by side.  

In 2017 alone, I just went and counted and we helped clients buy 36 units in various configurations of duplexes, 4 plexes and one larger unit.If you're looking for some pricing history, here's a chart that shows historical pricing for multi-family in Greeley as well.Let me know if that helps.
