Prices are up and interest rates are brutal but rents have been increasing by leaps in bounds in southern NH over the last 24 months.

Crime is pretty bad in my town, there is no tourism either. 

@Jeff Lipple I would probably use the intern for getting quotes scheduled for jobs, organizing payments and the balance sheets for individual jobs, uploading receipts for my quickbooks, responding to inbound calls, even some tearout of new flips. 

What I don't know is by how much, + there isn't much parking.2) Tear down some walls, make a few units larger, and split the common bathrooms into private bathrooms (maybe house-hack since this is my first purchase).3) Buy & Hold (I personally hate this idea). 4) Spruce it up and continue as a Hotel (in a town of 24k with little tourism...mmmmm maybe not).What do y'all think, what should be considered?

Also the tourism industry continues to grow there like crazy.

I know some people who swear by postcards and yellow letters to generate leads, but I do know a few who prefer to use inbound marketing techniques:  Facebook ads, Google Ads, Twitter ads, SEO, website promotions, etc.I'm in the early stages of using Facebook ads (around 2 months or so) with so so results. 

I plan on using the same list and marketing piece mailed 1 month after the original piece went out and am considering us PA2live to handle the inbound calls.Any advice or criticism welcome!

The riot put Detroit on the fast track to economic desolation, mugging the city and making off with incalculable value in jobs, earnings taxes, corporate taxes, retail dollars, sales taxes, mortgages, interest, property taxes, development dollars, investment dollars, tourism dollars, and plain damn money.

It also is a great location for wine and beer tourism.
