I live in Hot Springs Village Arkansas but have heard great things about the REIA in Little Rock.

Everything was done except for hvac.As for the exterior:New tear off roof with 1/2 ply as required by village, new garage door and opener, new garage siding, drywall inside garage, siding on home was repainted, new lights, new shutters, basic landscaping, new exterior doors.I did not GC the job. 

Avondale, Humboldt, UK Village and Portage park has been hit hard with investors but hey...there's always a deal to be found.

I'm a new investor who has recently relocated to the west side of Cleveland (living in Bay Village).  

I worked for the village for a few years as a police officer prior to the department disbanding in 2014.

The other condo I have is actually not yet mine - its a pre-construction condo in the East Village that I made a 10% down payment on back in late 2013.

Currently the land is a .3 acre building lot within the village with all utilities already at site (which limits my hookup expenses), with a hole in the ground as this is where the foundation was. 

It's in an extremely desirable country village in southern UK, 2 hours from London, previously a school building but with planning permission to convert it into a residential property.

Throw out the list price and offer based on what you are comfortable with.These are places I like in my market of Columbus, Ohio:North Linden, South of Main, Vassor Village, Woodland Park, MT Vernon, Milo-Grogan, Franklinton, Merrion Village, Hungarian Village, Southern Orchards, Driving Park, Olde Towne East, Franklin Park, King Lincoln, Old Oaks, Livingston Park are all but not limited to some areas in Columbus, Ohio I think will gentrify quickly and make for great long term buy and holds.
