- Oak Park is a well established area & doesn't need or qualify as an area for gentrification
- .Humboldt Park is being gentrified. Some great pockets right on the edge of some not so great pockets. Great article a few months ago about a family saying they may be forced to leave because the crime on their block is too low & it's driving up prices.
- Garfield Park- Long way to go.
- Pilsen is being gentrified. Residents of Pilsen are actively fighting it but their loosing.
- Avondale- hot, hot, hot
- Bridgeport- happening
Here's a link to a report about Gentrification in the Chicago area. I'd use it w/ caution though as it reflects neighborhood changes thru 2010.
