I'm not sure what the long term economic viability is there with all the political turmoil surrounding the fossil fuel industry. 

Factors driving this growth include economic opportunities, a high quality of life, affordable living, and reputable educational institutions.

This trend suggests a growing rental market as more people are unable to afford buying homes under current economic conditions.while the housing market may face challenges, the rental market will likely expand as an alternative for those priced out of buying homes.

You can remotely monitor the property and address any potential issues quickly.Automated tasks: Smart lights can be programmed to turn on/off automatically, saving energy and adding a touch of security by creating the illusion of occupancy when the property is vacant.Consider using a smart home hub like Google Home or Amazon Echo.

I would rather spend my time and energy on something else.I got into this for FIRE; self managing properties doesn't align with my goals from real estate.

Energy Efficiency:Invest in energy-efficient appliances and fixtures.

My recommendation is to choose cities in safe and economically diversified areas with above-average income and population growth.

My leverage was my intimate knowledge of housing systems and construction techniques and my willingness to apply time and energy to the problem when I didn't have money.

If your home will likely remain economically viable  (not in path of redevelopment in next 10 years)  its probably worth looking at some systems upgrades.

Right now I’m not seeing homes that are economically viable for long term rent by the room if you follow the Cobb county ordinance.
