Over the past 6 months, I've seen a "SIGNIFICANT" increase in ROI and REALLY BIG equity gains in the areas I serve and buy, due to the epic buyer's market we are in. 

It's an interesting time to invest in the Phoenix area as we are starting to see interest rates coming down & in some pockets of the Valley, we are even seeing a balanced or in some cases a buyer's market. 

We are living in the Golden era of wine right now - never before has there been so much good inexpensive wines - but like golf there's just not enough users to demand all the supply. 

I'm out of Lansing, MI and we are a great market for cash flowing, $150k - $200k type 2-4 unit properties.

Our commercial brokers have brought us 3 great deals because we are local and they know we are a team.  

Would it break fair housing laws to say we are not willing to work with the program since it's not a source of income and they pay on their behalf?

We are looking to purchase a fix and flip.

We are trying figure out the best way to address this issue. 

Don’t out more leverage on another asset since we are talking REI.
