More Serious Question: Does your 2-3k include replacing the tub and surround held together with duct tape?

I am looking for responses from people that has used credit unions in the Chicagoland area and surrounding suburbs for HELOCS. 


I know many are focused on new construction in this market, but I am looking for someone doing rehabs in the surrounding areas right now to look at a potential deal I may have and tell me if its good or not.

I work for group who flips, would love to have someone on the ground who knows the Inglewood and surrounding areas better!

If you starting out , I would recommend to go with single family or duplex. 1% formula is hard in GTA and surrounding areas but there are multiple ways to make money in real estate.

Plus, I need a private lender... may be several, because northern Jersey(Newark and surrounding areas) are an absolute gold mine...

The area is lower income compared to surrounding areas.

Not gutting, new shower surround, fixtures and appliances, counter top and maybe cabs if budget allows.
