That's why I suggest asking the question from the perspective of why it's being treated like a sale vs. asking about the consequences of the transfer...and maybe the posters State is part of the answer.Obviously there are many personal facts not included here any one of which could be the "aha" moment for understanding what is going on.

I’m more concerned with wealth than cash flow at the moment with 0% down, but my biggest fear is not having the flexibility to continue my stack or get out if needed.I’ve ran the numbers as if I was getting current rents at 4.25%, BP suggested market rents at 5.25% in the second year, and the upper range of current market rents at the 6.25% which would kick in year 3.

There's no way that a judge would accept that the water company has a free for all and say one moment that there're no outstanding charges and then just pull something out of thin air years later .
