Once i get my RE license I have have a family friend that will sponsor me, and ill continue to work full time at my current job.Once I have my salesperson licence i plan to manage some investment properties of friends and family part time.   

I was wondering if I got my closing agent licence if that would make it more legal or if I would need a full real estate agent license.

However here comes the questions - 1) how to physically find sellers and buyers.. is there a website or software for such things. ( free or charge, either)2) do I need any type of licences to start, I assume sellers and buyers may not know whether I am legit or just wanting to know details about someone's home?

Now that could mean the contractor has to get 40 different licences to work in a 60 mile radius .

There is also a Real Estate law book that was the course text book for "real estate law", the class I took when going for my brokers licence.

I'm considering to get a licence.If I get licence I would like to know how much do I need to invest in advertisement,miscellaneous  and also what percentage do I need to share with the company I work for?

But as I chat with other agents, I've repeatedly heard, "why don't you just go for your broker's licence?"
