You gotta love those rich grandmas especially with the apple pie and coffee or milk.Then there were those flaky deals with unsecured notes  as used as down payments on some of those hard to sell commercial vacant buildings held together with a wish and a promise.Wonder if we will ever see those days again.

I've never "stolen" a property from a home owner - in fact I've paid market value on all my purchases, but 100% VTBs, and unsecured downpayment loans from the vendor are just not possible when working with agents.

You're basically asking for an unsecured line of credit, which you'd only get if you have an established business with a strong balance sheet in the US (and you already do business with the lender).Add 1 and 2 and it sounds like mission impossible to me.

I love all the debt funds where investors are saying "first position secured liens" - well yes that is what THEY invest in, but read the fine print that states "your investment is unsecured and not tied to any of the liens"....

As a lender using cards is fine just make sure you have the funds seasoned (2+ billing cycles) in your account prior to engaging into a loan transaction because funds sourced from an unsecured source cannot be used as down payment or closing costs.
