Nickle and diming on questionable charges such as late fees for funds that were never paid, but rather taking out of funds that you had possession of the entire time just leaves a bad taste.

If the judge already granted possession then you need to file a writ to have the sheriff come out and remove her.

If you are going under contract you should have the ability to close, even if you don't possess the intent.

Termination of Tenant’s possession rights or a later reletting doesn’t release Tenant from liability for future rent or other Lease obligations.

They will say you didn't read the fine print even you tell them that you have no loan contract in your possession.
