Join your local chamber of commerce and other organizations and establish relationships. 

Ive testified at all levels of government on behalf of the organizations Ive worked with typically on the intersection of data and housing policy.

So no Board, nothing to manage except State law...the organization docs for the HOA should have identified when the developer maintained control, the terms for it to be turned over and at turnover you would establish a legislative body which would be the Board...

In my opinion it is a very unethical organization.

If said data isnt coming from my organization or Bright MLS, it simply isnt reliable. 

We used our own cash we had no private investors.The other critical part was that we negotiated a 3 year wind down if our bank did not renew this was critical in 09 it allowed for a semi organized wind down that most of us in the HML space were doing in 09 to 2011 with all of our defaulted loans..

Look for ones that show organization right off the bat.
