As Brandon Turner, one of the BP OG's advises, evaluate at least 10 properties per week to see if they are worth investing in/flipping/whatever your focus is because this builds your "investor muscles" so you will know a good deal when it comes up.

One of the policies we saw had the breed exclusion that said something like... the breed exclusion applies if the dog breed is declared a dangerous breed in that city, state, etc or any surrounding municipality.Literally the city next to the one in question has a dog breed ban that they don't really enforce but as far as I'm concerned would open the door to a dog bite liability claim being denied.

I understand that the current real estate is under-assessed and that the taxes will increase if we declare a higher property value, but this might be necessary.Can anyone give input on how to accurately determine the business value versus the property value.

What my accountant did is, she declared most of these as Capital Expenditures, then she turned around and depreciated them in one year per the 2017 tax cuts and jobs act.

Richard,Your Condo Association by-laws and declaration will give you info on who owns what parts of the building and therefor who is responsible for the repairs.
