you always need a good one no matter where you at if you are OOS investing. 

If those things don't go well, it doesn't matter how great your deal is.

Or maybe it doesn't really matter as the address is insured under my name and I solely own the LLC.

Open to connect to others no matter where your based out of. 

I would just go on VRBO (or similar) and look how people design their properties where it really matters (they are trying to rent to daily guests and design/amenities are super important.

The other positive, at least for apartments.com is if they fill out an application it's good for any other unit on the site for 30 days without having to pay the fee again.Not that it matters for the law but another thing we do for tenants after they are selected is do a gift basket that exceeds that in which they paid in application fees. 

It's just a matter of knowing where to go....oh and this is possible with 0% origination fees and without increasing the rate...not a bait and switch, i have a different compensation model.
