If a property is structurally sound, you can update the mechanicals (which can be a PIA, just because the things we want in homes today didn't exist 100 years ago).

These tenants will take care of your home, pay their portion on time, and stay for years.The less desirable Section 8 tenants will trash your properties, abuse every nuance of the welfare system (and the landlord too) and generally be a major PIA.

My suggestion would be to reach out to investors/agents you find on this site and offer to do deal analysis, research, make the PIA information gathering phone calls they don't want to make.
