If a property is structurally sound, you can update the mechanicals (which can be a PIA, just because the things we want in homes today didn't exist 100 years ago).

Some tenants are needier then others,  I do try to get rid on PIA s  during screening but it isn't always evident.

When I compare and rank its re the PIA and stupidness in the underwrigting PIA process.   

These tenants will take care of your home, pay their portion on time, and stay for years.The less desirable Section 8 tenants will trash your properties, abuse every nuance of the welfare system (and the landlord too) and generally be a major PIA.

So the best I can do is be a PIA, cost him legal fees and ding his credit report.

And it will be a PIA if the guest forgets and drives home with it. 

My suggestion would be to reach out to investors/agents you find on this site and offer to do deal analysis, research, make the PIA information gathering phone calls they don't want to make.

If that is not possible you should be able to look up agents on the State website for the PIA (professional insurance agents) or the IIA (independent insurance agents). 

They don't intended to be long-term tenants, and they are a huge PIA in terms of scheduling repair.
