Wear and slight distresses on natural wood seems less shabby to me than chipped, flaking and discoloring paint.

Another plus side to it is if your roof has a small leak and drips on the OSB and discolors the paint, you fix the roof and let the OSB dry out and just touch up paint it.

There is a difference between pee stains and dirty walls, versus wear or discoloring due to age. 

That the area feels cold, damp makes sense.I'd get the carpet cleaned, see if any other damage, put in a dehumidifier, and see if any discoloration after cleaning is apparent on the carpet. 

When I'm looking some of the ceilings are discolored and was wondering how do you handle this.

Keep in mind, granite needs to be cleaned and sealed at least 2 times/ year especially in a rental to avoid water stains and discoloration.
