hi , everyonei have 5 condos in tx, those all 3bed,2or2.5bath. the propertis i pay off, the mean no mortgage bebind. and those all rent out. now, i want cash out 60% of the properties value(county and wamu bank appraisal total amount about $230,000.for the 5condos) buy more propertits. my mid fico 639. and discharge charpter 7 in jan,2006. so is that possible get loan from hard money lender?

This cause water to leak out of the connections and causes water damage to the ceiling.The washer/dryer is in the hall upstairs on our units.We have also found tenants will use the cheap rubber hoses instead of the steel braided ones or not have a washer fitting inside the connection which causes a leak.Also if it is an older washer or connections at the wall the threading is older and even if you tighten it will leak.This is why we use Teflon tape when putting the steel lines on.It fills the imperfections of the threading and stops any leaks at the connection.Another area of leakage is at the discharge hose.If it is not properly clamped at the washer,has an old hose,or where the discharge hose goes into the drain line could cause a leak.

I used to do these for fun years ago and soon remembered (after posting this) that my primary way of tracking one down is to visit my friendly neighborhood county recorder's office and search for loans by the same lender (HSB) and see who canceled/discharged them.

We have maintenance install the washer and dryers so they are hooked up correctly.We use teflon tape,the steel braided hoses wit the high quality washers on the inside.Where the discharge hose goes into the drain we install a strap to the wall so the discharge hose won't fall out when draining and leak.Even given all that if they have an old washer it can give out and water can be released.The simple fix is a drain pan under the washer with a pipe that ties into the discharge pipe in the wall.All of this will cost about 40 bucks or so not including labor.Well worth it than cleaning up a huge leak causing massive damage.We also check the hot and cold water valves the supply lines hook into from the washer.The valves might be gone and partially leaking.Also if the tenant installs the washer and dryer they might over tighten fittings causing bent pipes and damage or under tighten having leaks.Been my experience with over 20 units on a 30 year old building.

Often a house is supposed to be free and clear but there might be an old mortgage that no one knew was there and now needs to be discharged before you and your investor can close.I and another investor I know (separate transactions) just ran into that within the last 2 weeks.

BK Ch 7 discharged in 9/2010Filed BK Ch 13 in 12/2010 but dismissed because everything was taken care of by bk ch 7 dischargeshort sale of personal residence took place in 12/2011Mortgage was included in Bk Ch 7 discharge.Personal home was not foreclosed on, it was sold through short sale.Who knows answers to these questions:1.

However, one of them still is valid and the tax payer listed on the lien is deceased (purchasing the property from her Son who 'inherited' the house).The Son feels that the lien should have been paid a while ago and perhaps the IRS simply failed to discharge it from record.

I have a couple wild guesses for you -1. hot lines freeze before cold, possibly the warm discharge line is freezing but flowing water tends to take longer to freeze up so I am going to say this is a wild shot2. if the dishwasher is not running on the nights that it is freezing up (but is just sitting idle), it is possible that the PUMP is freezing, not the drain line.
