Otherwise, there's a good chance I'll be eating shoe leather and I'm not partial to the taste (I know where my boots have been).However, I have walked other investors, looking to do their first flip, literally step-by-step, through each and every floor/room/attic of a house (and around the full exterior too) while they took notes and I'd give them a budget for each and every item identified.  

I wasn't planning on it but I found a lot of nice used leather furniture online and furnished the common areas and added w/d at very  low cost.

@Daniel Leathers...sounds like it's a decent possibility if that's the actual equity. 

For example, I intend to limit as many soft surfaces as I can when we reno and set up- think leather couch vs fabric, pergo instead of carpet.

I would put together a nice leather portfolio with your resume, credit report, several deal case study's showing details of the transactions and what they could have made had they funded the deal, testimonials of any other lenders you have worked with, as well as home owners.
