If they smell "slumlord" you'll get hammered.

The reason we do that is because people are on love with their spreadsheet, but need a reality check to see, feel and smell what a lower prices property looks like - in particular the condition. 

Loud neighbors, a poor location, and poor floor plan could mean a constant uphill battle to keep guests happy, and likely a lower ceiling for guest review scores.  

Police reports have been made, but I fear that it has been a consistent battle to deal with, especially with investing out-of-state. 

If you're using your real estate license as a means to make the same/more as your W2, then you will face an uphill battle - unless you work extremely hard. 

You need to place a value on these repairs and then pick your battles. 

I love the greasy feel, the smell of cash, the reminder it gives me of my misspent youth and what I would have done with all that beautiful cash back when I was young and stupid.

______Now I am not making any outright accusations here, but the whole thing smells pretty fishy, and I think Bob Prisco / Stevens owes the BP community an explanation as to what's all going on here.

I have no doubt that this is all of great value for a few folks out there, but at age 46 with two decades of business experience, I think I know a con game when I smell one.
