Is really worth it to get my real estate license?

Hi everyone! I'm new to this and have been considering getting my real estate agent license for a couple of months. My main goal is to invest in real estate in the future, but I want to understand how everything works first. Many people have recommended starting as a real estate agent and then moving forward from there.

I have a few questions: How has your experience been? Is it really difficult to start? How long does it usually take to earn your first commission? Is the new percentage of commission worth it? I'm currently working full-time and making $60,000 a year. Is the market too saturated for new agents? I really appreciate your honest opinion, Thank you.

Assuming that you make 2.5% per deal and pay your Broker 1/2, you'd need to buy/sell $5,000,000 worth of properties per year to equal your current salary. Actually more becuase now you are self-employed and have all of those pesky overhead costs. So really more like $6MM per year of deals. Do you think you can do that?


in some markets thats only 3 or 4 transactions.. to me of course I am highly biased because I started as an agent at 18 and got my brokers at 20 and only worked for myself the last 48 years.. having access to MLS and list my own deals more than pays for any over head. And well you can stumble into deals .. I got a referral one time and I brokered a 5 mil apartment building and made 2%  pretty easy transaction they were in a 1031 and paid cash..

But for sure to be a successful agent there is an apprenticeship aspect.. I like the team approach these days get on a team and get paid to learn the bizz.

But RE sales is not for everyone thats for sure..
