For a final project this semester, I analyzed an investment deal in the CBD of San Antonio, writing a 16+ page analysis report using ARGUS software for the proforma and sensitivity analysis.

I am a full time commercial broker and we have seen coastal money come into the state as investors chase yield, but returns here are not nearly as compressed as what you will find in larger cities and CBD's.

I've got a potential opportunity to evaluate an off market deal to purchase a commercial retail property that has a restaurant tenant (focus on regional/national craft beers with tapas type food menu) in the CBD of a growing small city.  

Most deals around the CBD (including Green Point) offer a 0.65% monthly gross rental yield at best.

Fairmount is a decently strong neighborhood that should see great growth as money continues to flow from both sides, Temple to the North & the CBD to the South.

I'd be happy to show you an up and coming area in Manchester (just across the river from the Richmond CBD) where I have a quad.

And I’m with local gubmits on this:  I don’t want a hotel next door any more than I want a tanning salon or CBD store.   

Many hotels in CBD areas are still not recovered from COVID and many are having trouble covering their debt load.I now work as a commercial lender and getting financing for hotels can be difficult.

Spartanburg has certainly been making some strides to "clean up" and revitalize in its CBD.
