If your property in DC becomes owned by an LLC, you will automatically become subject to rent control. 

That way you at least have full control of the operation and *may* be able to resell the mini home whenever you decide to exit.

Remember You have no control over the owner downstairs and I would report it to the association that it’s undetermined on the cause needs to be determined.

Another great thing about flat fee listing, which I do as well, is your in control of the entire process.

My struggle is the prospect of potentially giving up control, having the choices of team memebrs made by this company for example.Obviously, at the point where I see the potential members of the team to not be suitable anymore, I can definitely look for others, but i'm still finding it to be uncomfortable.What do you guys think of potentially partnering with this type of company, and what would you do if you were in my shoes?

I can order a pest, talk to the title company, and have house inspections done.

Pomona recently implemented emergency rent control.

(The idea being the insurance company doesn’t want you to walk off with $30k and leave the roof not repaired, so they put controls in place to prevent that). 

I pay for the lawn care, pest control, Surevestor, actually replace the air filters, and that's the only fee an owner ever pays.
