Five minutes after they get home from court the music is blasting again, so you have a whole year (or whatever term is remaining on the lease) of playing cat & mouse with a nuisance tenant.I don't worry about locking rents in for a year on a yearly Lease, I'd much rather have the flexibility of sending a problem tenant down the road, Pronto, if necessary.Bill

Look at the vacation rental industry and ask yourself why theft and key copying doesn't occur there when often times the Renter just has a credit card on file and the key is left under the door mat (those are fully furnished homes being entrusted to people based on card information).

since you are installing Durock on the floor your only choice is a wire under floor heat, usually wire mats, ( if you did a mud floor you could a hot water tubing system). talk to your electrician about choices and his recommendations
