@Alex SanfilippoThe model you are describing - leasing by the room (I doubt you can legally lease by the bed, nor would you want to) - sounds like a rooming house/complex ... regardless of the fact it is a condominium complex.If this is an existing operation and you are merely taking over management, I presume it is in compliance with zoning - i.e. it is a sanctioned rooming house.

You'll learn a lot more by door knocking and talking with neighbors, too.Since direct mail, phones and online marketing are all just media, they are merely less direct methods of a buyer talking one-on-one in person with a seller.

He is also very good at talking the tenant through the situation/symptoms to determine if it is urgent or merely inconvenient and will frequently tell them, "I can come tonight and it will cost you $100.00 or, if it can wait until tomorrow or the next day, it will only cost you $50.00."

This is even though I moved from a 4500 sq ft house with a yard into a mere 1400 sq ft condo.But... that wouldn’t even be enough for a down payment for my apartment (50% down for foreign buyers) which is probably worth about 1.5 million, Price to rent ratios here are horrendous.

The so-called investor I can probably also assure you that they do not own any actual real property themselves but are merely in the business or selling a product.
