Then I would look for a 2F located within 15 minutes of where you work, buy that (possibly living in one side if you need to), learn some property management from that, then after some digestion time move on to your next deal.

After I wrote this post I realized it was pretty hard to digest; even after I reread it!

I do not use any software to manage property or keep tract of expenses right now since I am still medically recovering and have not picked up any work yet.  

It's a 1970's tract house that was poorly built to begin with. 

My advice would be to start digesting all the free information you can get your hands on before you drop $10k-$20k.
