I actually do not see all that much market appreciation potential over the next 5 or so years here (and likely most other markets) ... this is normal for this market, the appreciation is not linear, it happens in short rocket ride spurts usually after a soft patch; no way of really predicting with confidence when exactly that will happen but we are definitely not in a soft patch at the moment and 2012-2015 was the last rocket ride and it was a fun one :).

Plumber there at 10:30 pm, put a simple patch on it, turned off water to 20 units and said he would return at 8am with proper parts.

"Nearby" comps, based on distance alone, can be almost meaningless in many war zone areas, where the Class A and Class B neighborhood are separated from a Class C- neighborhood by nothing more than a patch of woods or even just a privacy fence.

One door has a doggy door cut into it and is patched with a piece of plastic.I contacted a few contractors and it looks like I won't be able to get these things done for at least 10 weeks.The house is very clean and liveable as is.

For the most part, the renovations are mostly ripping up old carpet and a patch of tile and replacing it with laminate, removing wallpaper/ painting, two small bath reno's, and new kitchen appliances, with some paint/ new hardware for the kitchen.
