Move tenant in before upgrades?
Have any of you moved in a tenant with a few repairs/upgrades pending?
I just closed on a SFH that has a few cracked windows in one of the bedrooms. 10 total windows that are very old wood frame windows. I'd like to upgrade them all to vinyl. I also have 1 set of doors (screen door and entry door) that I'd also like to upgrade. One door has a doggy door cut into it and is patched with a piece of plastic.
I contacted a few contractors and it looks like I won't be able to get these things done for at least 10 weeks.
The house is very clean and liveable as is. Should I advertise and try to place a tenant asap or should I eat the mortgage and utilities for a few months waiting on the upgrades to get done before I start marketing?

yes, just make sure you have an addendum stating repairs to be done, access to property, etc
