[Calc Review] Analysis Help- Good Cash Flow but Poor CoCROI?

Hey Everyone,
So I'm running the numbers on my first potential investment property. I ran the numbers and... I'm not sure what to make of this. The cash flow is a potential home run, but the cash on cash ROI is sub 10%... so something isn't right. Am I doing something wrong here? How do these numbers look to you? Any advice would be appreciated.

Hey @Michael Goldsmith! Just from a quick overlook, everything looks solid.
The CoC is sub 10% due to the amount of capital you put into it. You could likely refinance to pull out some capital and your CoC will be higher, but your loan payment also would be as well
