The friendly landlord laws, typically lower tax burden, and population/job growth have made the SE a great place to park assets.

Zoning - There is a whole template in the STR Handbook (too large to post here) that will let you know what your house zoning means, and what the requirements are for your zoning (parking, etc).

Consider all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

Pros for the area:  Location & proximity to Downtown, the Pearl, Brackenridge Park, the Museum Reach, 7 mins to the airport, and walkable to San Antonio Community College.

I also see that if I were to invest in Park County, the best zip codes appear to be Wapiti followed by Ralston, however it appears few people live there, making supply scarce.

I personally like to invest in Old North, Old Town East/King Lincoln Bronze Ville, Merion Village, Driving Park, North Linden, Hungarian Village, Bexley, and North Hilltop.
