Single-family residence fix & flip investment.
Purchase price: $240,000
Cash invested: $10,000
Working on getting this first "OFFICIAL" deal under my belt. I've dabbled here and there but trying to do this first one has been challenging.
$240,000 PP -160,000 rehab - $750,000 ARV - results in 55%LTV, great deal.
What made you interested in investing in this type of deal?
Owners needed to leave due to health reasons, after getting offers way lower than market - I ran numbers and decided to jump on it and give them what they needed.
