Unlicensed wholesalers are one of the things that the public needs protection from because they can steal a lot of equity from a seller if the seller isn't fully informed - or if they're in such a desperate situation that they aren't thinking clearly.

No outstanding building code violations & unlicensed handymen installing furnaces etc.....One thing you aren't factoring in here is the due on sale clause that's in your mortgage.

It is illegal (I think in all 50 states) for a licensed person to pay an unlicensed person. 

I got tired of the is this legal or not and I forwarded a marketing piece I got via e mail from an unlicensed wholesaler who I know did not own it  here is what the state of Oregon came back with.

In other words, should they hire an unlicensed electrician who faultily wires a socket and burns the building down, they have zero liability (extreme case, sure, but it would apply). 

Just one more way to get sued.Finally, if a court holds that what you're doing is illegal, (as it surely would be for an unlicensed person in MA), the contract would be void at its inception. 

I have a 4 plex in Leucadia, CA and I've been using unlicensed guys to do handyman type work and yard work for years.
