You have no idea if they've received your messages, text or email.You write to them and it's days and days for a reply.   

Your criteria look good for finding properties with solid equity and motivated sellers.

And an attorney with limited 1031 experience is only going to be reading the text book one step ahead of you.I would recommend a goldilocks approach. 

They wanted to start early, but then no, then they have stopped texting.

Many investors that bought STR at the top of the market, will now have to sell or absorb losses until time "heals" their mistake.There will be opportunities for patient investors to buy some deals from these motivated investors, some as foreclosures, maybe short sales, as long as the numbers make sense for LTR rents.
