So what should I, trying to be the good 'bird-dog, wholesaler, flipper', do to provide my potential developer with enough information and yet not spend the remaining 13 'contingency' days or 25 escrow days, spinning my wheels AND IF it closes at some point, generate some revenue from it?

My comments at times might be given a more investor spin but that pretty much requires very long posts, I often choose to just swat the fly instead of explain where the fly came from and how to draw it outside.

I'd look at some of the TX cities, midwestern states, southeastern states.If you focus on all the non-sense rules and guidelines everyone puts on here, you will just spin around in circles.

Might find several properties to move your money in, they may be room to spin others off and pay down the loans.Sometimes you can dive deeper, get out of the rip off current and then surface. :)
