Only way I would do that is if YOU HAD flood insurance and they were denying it.. but if you do not have flood insurance and fema does not have a responsibility to cover non owner occ.. then that's the risk of being an investor.. you have to deal with it as bitter of a pill that is to swallow.

Your listing language is fine, and you aren't doing any of the stupid things many landlords do, like use very prescriptive language or listing lots of rules. 

if it needs some work that's totally fine. we've been looking at Oakland, particularly in the Rockridge, Temescal, Pill Hill/Harrison area.
