High grass, junk and deferred maintenance is just 'character' LOL  94% waste of time is my guess.  6% gold with a team of grunts on commission may make it worth it.

The money you save comes from not having to work through all the money costing mistakes beginners make using facebook ads like not knowing how to properly write ad copy, how to target on the platform, not installing your pixel correctly, etc…Your time is saved because instead of searching and going out on your own you have a structured curriculum with someone exploiting everything. 

Just like you can't create a character in an RPG or video game that is 10/10 for all skills, you can't make a mortgage bank that is 10/10 across the board.

I can't think of a single occasion where a tenant that started out by lying about something ended up "coming around", it is an indication of their character, in this case, poor character. 

Once you are in control of these things, you'll be much more empowered to prioritize working with people with particular character traits rather than specific levels of experience.
