ON my way home today from picking up our soft staging at a community we built last year and sold out .. I saw a big sign by one of the bigger brokers in our market here .. Nick Shivers.

when things were hot he ran radio ads if I cant sell your house in 30 days I will buy it..  we see that in other hot markets just a marketing ploy he knows the market is so hot he wont have to buy any houses.

Now he is using the wholesaler pitch.

He calls is rocket sales or something like that.

SEll your house in one day

No showings.

No repairs

best way to sell a house..  basically mimicking the open door and other online big money wholesalers like we see in Las Vegas and Phoenix

he has a bill board up.. and of course he is a licensed broker with Keller Williams and that is clearly on the add as well.

So I suspect if he cant get it for a price he wants he then just defaults to a listing.. that is the way to do this business be in a position to buy the screaming deals then list the ones that the seller wont let go cheap.. MAXIMIZE your marketing efforts.

@Mike Nuss   Mike do you Know Nick I don't know him personally..  have you seen his adverts ?
