is the philosophy I live by as well.I'm here in the SF Valley

I am educating myself, researching, networking, and planning in hopes of being ready at the starting line when the government makes it all legal.I am here on BP because I am impressed with the philosophy Josh Dorkin has instilled in it.

My philosophy was this.

Payment goes up about 20 buck still cash flowing over 300 a month and roi goes from 20% roi to infinity as I no longer have any cash in the deal.That is my philosophy while i am frowing my portfolio.

Welcome to BP man I graduated from UT in 09 with a degree in Philosophy, lol now I invest in Real Estate.

I'll drive it into the ground before I buy another SUV.My philosophy is different.

Depending what your investment philosophy is you can insure your property on a Replacement Cost, Actual Cash Value or hybrid of RC and ACV. 

It's the same philosophy when your 401k is originally tied up in small cap stocks and you gradually shift to bonds as you age.  

I have one personal philosophy "rent money especially when the rent is cheap"I found this meme on some social media platform and hijacked it several months ago but it's very true.Rent MoneyThis may be an oversimplification but it's very true so let me apply this concept to a real live flip.

I respectfully disagree with that philosophy.
