Due to the university there I worked with a lot of incoming families and getting what they needed for their dorms.  

A 1031 exchange will allow you to sell your building and use the proceeds to invest in a small multi family and/or medium term rentals.

These are scammers trying to impersonate my family's company.

An investor who has participated in a subject to transaction without lender approval should NOT assume that they are safe from note being accelerated because a certain amount of time has passed.  

Instead of debates and personal opinion, look for proof https://www.ladbs.org/docs/default-source/forms/plan-check-2017/single-family-dwelling-duplex-plan-review-list.pdf under G (Interior Env) which defines the minimum requirement of a habitable room (aka bedroom or bathroom).

Yes 1k sqft is small but probably much better than living with family.

If you want to build out a portfolio of multi-family rentals that cash flow to the point of not having a W2, that's one thing. 

About 5 years ago one of the sellers we bought a multi family from told us about a company that has a lot of landlords like us and we coshare insurance coverage.

I have built enough capital to feel comfortable investing heavily and am interested in either a flip, small multi family, or commercial.
