As you brought out, between body corporate fees, maintenance fees and capital works there wasn't nearly enough return on our dollar.The investing climate is different in the US to Australia, many people were burned trying to hold on to property for appreciation, the same did not happen in Australia.

It can't be easily picked up and moved so it underpins a lot of blue collar jobs unlike many cities of similar sizes.But as a foreigner I am much less in tune with the micro climates that may exist in many of the towns you mention.

Being in a similar climate with a pool I'd keep it.

I would imagine that all warmer climates will pick up faster than up here in the cold and snow.
